A picturesque North Carolina property that turned into a TV mecca after being featured as the home of “Dawson’s Creek” character Dawson Leery has found itself a buyer, mere months after it was listed for $3.25 million.
Located in Wilmington, NC, where much of the show was filmed, the four-bedroom, 3.5-bathroom waterfront abode had never previously been listed before being put on the market in October 2025. It had been owned by the same family since it was built in 1880.
Now, it seems that the family’s stewardship of the property is coming to an end. The listing for the home now reflects that it is under a contingent offer, meaning that the sellers have accepted an offer from a buyer and are awaiting the completion of certain conditions before the sale can be finalized.
The property is perched on Hewlett’s Creek—which served as the so-called Dawson’s Creek—and sits on a 1.7-acre parcel that is “framed by ancient live oaks, magnolias, and pines” and offers 134 feet of water frontage.
Though it has undergone several updates since it was featured in the hit TV series, which came to an end in 2003, its iconic white facade will no doubt be instantly recognizable to fans of the series, which starred James Van Der Beek in the titular role, alongside co-stars Katie Holmes, Joshua Jackson, and Michelle Williams.
The listing makes no secret of the home’s Hollywood heritage, describing the property as a “true Wilmington landmark” that boasts “a rare combination of architectural history, coastal lifestyle, and cultural legacy.
“Its white facade, wide porch, and familiar dock became central to the show’s story, an instantly recognizable symbol of coastal life and coming-of-age nostalgia,” the description adds.




That “familiar dock” served as the backdrop for multiple scenes in “Dawson’s Creek,” which ran from 1998 until 2003 and focused on the lives of Dawson—a budding filmmaker—and his close friends Joey, Pacey, and Jen.
Fans of the series will no doubt remember the many emotional heart-to-hearts and romantic moments that unfolded on the wooden pier, which stretches from the home’s backyard out over the water.
However, the inside of the home may not be quite as familiar to “Dawson’s Creek” fans, largely because the series used custom-built sets for all interior shots.
Yet the home boasts a very TV-friendly feel, with enormous living spaces offering warmth, coziness, and massive amounts of natural light.
In true North Carolina fashion, the ground floor opens to a huge screened-in porch that overlooks the backyard and offers beautiful views of the creek.
A spacious eat-in kitchen anchors the ground floor of the property, which also features a formal dining room and a sizable living room.
“Beyond its Hollywood legacy, this home has always been a gathering place for family and friends,” the listing notes. “Evenings on the porch, fireworks reflected in the creek, and moonrises over the water are memories that have defined life here for generations.”
All of the bedrooms feature plenty of windows, with several offering picturesque views of the creek.




“The Wilmington Plain architectural style is evident in the home’s balanced proportions, tall ceilings, and light-filled rooms designed to capture coastal breezes,” the description goes on.
Listed with the Sabourin Homes Team at Coldwell Banker Sea Coast Advantage, the property is being sold “as is,” with the description hinting that a future owner may wish to carry out some renovations or updates to usher the historic dwelling into a new era.
“Though being sold as-is, the home remains strong in character and structure, offering the next owner the opportunity to preserve and personalize a truly historic property,” it adds.
The property is the second “Dawson’s Creek”-featured dwelling to be offered for sale in the past 18 months, following in the footsteps of a dwelling that served as Joey’s house in the series.
That dwelling was, however, offered up for far less money, hitting the auction block earlier this year for less than $30,000, albeit with the significant caveat that a future owner would be responsible for relocating the home from its current location.
While “Dawson’s Creek” ended more than two decades ago, the show has continued to draw a legion of fans—many of whom were elated to discover this week that Jackson is set to reunite with showrunner Greg Berlanti on a new project for HBO Max.
According to Deadline, Jackson is taking on a role in the upcoming drama pilot “How To Survive Without Me,” which will also star Ray Romano.
The outlet reports that Jackson will play the part of Cooper, a chef who is coming to terms with the death of his mother, Beverly, while also trying to carry on her legacy by bringing her recipes to life in his new restaurant.
