Family, friends, the band, a wedding party: At this Southern estate, there’s room for just about everyone.
The 118-acre property just outside Columbia, TN, has hit the market for $19.9 million—which is nearly three times what it sold for last year. The listing is represented by Hannah Hayden of Zeitlin Sotheby’s International Realty.
Known as Elham Valley, the estate sits about 10 minutes from the village of Leiper’s Fork, less than 25 minutes from downtown Franklin and 45 minutes from Nashville. The listing says the wooded valley, surrounded by mature hardwoods and rolling hills, takes its inspiration from the European countryside.

The estate looked very different the last time it changed hands. When it was listed in late 2024 for $8.6 million, it was described as a total living space of 1,000 square feet between a guest cabin and a converted greenhouse with indoor and outdoor kitchens and a loft bedroom. The grounds already had a pool, a covered bridge, three ponds, a helipad and more than three miles of private trails, and the listing pitched multiple potential build sites to buyers hoping to build a dream home.
The property sold for $6.8 million in spring 2025. Since then, it has been built out into a self-sufficient, multigenerational compound with 17,078 square feet across its structures.
At its center is a 5,574-square-foot main residence on a wooded hillside overlooking a pond. The four-bedroom house has three full and two half bathrooms. The primary suite includes an office space, and a bonus room has a full bar and folding glass doors. The interiors are modern and sophisticated with white oak floors, Venetian plaster and stone walls, vaulted ceilings, custom cabinetry and a gorgeous centerpiece stove that burns both gas and wood.

The rest of the impressive compound includes a car barn with a music studio, a climate-controlled animal barn, a guest house, a guest cottage with a pool, a casita with an outdoor pavilion and a wellness center.
Outdoors, there’s a garden, three stocked ponds, spring-fed creeks and walking trails that weave between buildings and the surrounding woodlands.
Security is also paramount here and includes a guarded entrance, gated access points and video surveillance, and outdoor sound systems.
An additional water well and a homesite, which could accommodate a four- to five-bedroom house, leaves room to grow the compound even further.
The estate may even be able to earn its keep, since it’s been granted a zoning ‘special exception’ which allows for hosting up to 30 events a year.
The property already comes with a dedicated bridal and groom suites, as well as indoor and outdoor spaces suitable for ceremonies and parties.
